Hello!
We typically see a little breather during Memorial Day weekend before the Seattle housing market picks up again in June ahead of the summer vacation season. So how is the Seattle real estate market performing year to date?
The “Goldilocks” market continues in Seattle real estate for 2026. While conditions are more balanced — and slightly more favorable for buyers than we’ve seen in recent years — it is still a solid market for home sellers.
In fact, today Larissa at LarissaWilson.co had a Seattle home listing go pending on its fifth day on the market. More than one-third of Seattle listings are still going pending within a week, showing that well-priced and well-prepared homes continue to attract strong buyer interest.
Seattle home prices are also up slightly year over year through May 21st.
That said, homes are sitting on the market a bit longer than last year — about 20% longer on average — and buyers generally have more time to evaluate homes before making an offer. Unlike the intense seller’s market of a few years ago, today’s Seattle housing market offers a more reasonable pace for both buyers and sellers.
Overall, this remains a healthy and balanced real estate market in Seattle, with opportunities for both homeowners looking to sell and buyers hoping to enter the market.
Here is the snapshot of active listings, pending listings, and closed sales in the Seattle real estate market year to date through May 21st:

Thank you! Wishing you a wonderful Memorial Day weekend. Please feel free to reach out anytime with questions about buying or selling a home in Seattle, or if you’d like a personalized market analysis for your neighborhood.
