Seattle & Bellevue Housing Market Update: June 2026 | Inventory, Prices & Pending Sales plus a couple of fun facts

One of the biggest surprises in Seattle-Bellevue real estate for me is that June is historically one of the slowest months for homes going under contract. Based on long-term NWMLS data, only December typically sees fewer new pending sales. I always thought July was worse than June, but July is actually surprisingly robust in the Seattle-Bellevue real estate season.

Anyway, despite the historically slow month, homes are continuing to sell in June in Seattle and Bellevue. In the past two weeks, between June 11 and this morning (June 27), 473 homes have closed and another 854 are currently under contract but haven’t closed. Average sales price during that time have increased about 1% (0.8%).

Fun Fact: there were two flipped homes that sold the past two weeks. A midcentury home in Greenwood (Seattle) brought a 55% gross return on a $550,000 purchase earlier this year, and a condo in West Seattle brought a 15% gross return on a $460,000 initial investment (note: this does not take into account transaction and upgrade costs). 

Anyway, the real estate market is alive and kicking this June which is a good thing. And some historically great months for the typical real estate season (August through October) still are ahead of us in 2026 (in other words, August, September and October are great times to list a home based on historical NWMLS data). 

What this means

• Buyers continue to have more choices than they did a year ago.

• Well-priced homes are still attracting offers quickly.

• Sellers who price aggressively continue to outperform sellers who “test the market.”
