It’s an interesting market right now in Bellevue and Seattle. Homes are selling, and some homes are selling very fast (about 1 in 3 new listings are under contract within a week and more than 2 in 3 are under contract within a month), but whether due to tech layoffs or the situation in Iran some homes are sitting a little bit longer and average prices have dipped just a little bit as compared to last year. Actually, to me, it’s a healthy market — one in which a seller will sell their house for a reasonable amount of money and one in which buyers can take a few moments to consider their options for what is perhaps a more reasonable price than a few years ago.
Here is the snapshot of the real estate markets in Seattle and Bellevue as of this morning (5/6/26). Please email me (RobMathison@BHHSNW.com) if you want more specifics or if you’d like a list of open houses this weekend based on particular criteria.
NOTES:
- Data is based on NWMLS with double listings removed (some listings are entered twice, often as a condo and a residence or in two separate neighborhoods, which can inflate the data).
- “Pending” includes pending, pending inspection and contingent. If you’d like to see these separated please email me at RobMathison@BHHSNW.com.
