Seattle and Bellevue Real Estate Market/Listings Snapshot (5/7/26)

COMMENTARY

Want a reasonably affordable home in Seattle or Bellevue? You’re going to have much better luck in Seattle than Bellevue.

  • In general, there is a lot less inventory and MUCH higher prices in Bellevue than Seattle.
  • There are a reasonable number of homes under $1 million in Seattle but very few in Bellevue. There are currently more homes listed for over $3M in Bellevue than Seattle.
  • Want a water view of some kind? It will cost on average about $2 million in Seattle and 3x that amount in Bellevue.
  • Homes are selling slightly faster in Seattle than Bellevue, but Bellevue condos are selling slightly faster than Seattle condos.
